Typically, a building manager will assist the strata company with managing and maintaining common property and may undertake or manage duties such as security, cleaning and groundskeeping. Building managers ensure the buildings they manage are well maintained and safe for residents, whether they be residential or commercial.
A strata manager is responsible for matters that relate to the the common property. Strata managers have a limited site presence.
A building manager coordinates the maintenance and upkeep of the common property and is sometimes referred to as a caretaker, facilities manager, or resident manager. The building manager can be appointed by a developer, strata company or council of owners.
A building manager's role is very different to a strata manager’s, as it involves regular (or permanent) site attendance coordinating the maintenance of common property, Work Health & Safety and providing guidance on by‐laws management.
A good working relationship between the Council of Owners, Strata Manager and the Building Manager is often the key to having a harmonious, well managed community that provides stable costs and operational efficiencies.
Building managers often have a trade background and are generally quite knowledgeable about what needs to be done. Having someone experienced who understands the technical aspects of a building’s operations also improves interactions with external trade partners.
